40% of total rental price is required to secure listing.
Balance needs to be paid in full 1 month before arrival.
Cancellation - if I am able to rent the week you booked, I will be happy to refund your money.

No discounts for multiple weeks - but for each additional week rented I will give you 4 hours of cleaning on Friday or Monday at the end of the initial week... - Pre Season - Summer weeks and Post Season weeks run Sat to Sat - note that i would consider deviations from that only if a week had not rented (so last minute).
Programmable locks set to the last 4 digits of the telephone number we have on file for you...no keys to deal with...
Check out by 10 am - in at 2 pm - although you are more than welcome to come earlier and start loading stuff onto the decks/any rooms we do have cleaned by the time you arrive...
We don’t provide towels/linens or anything like that (couldn't possibly wash everything between tenants and if it was me I would want my own blankets, etc so I knew they were nice and clean) - there are pillows on the beds! I put a lot of detail into the homeaway listing – let me know if you have any other questions
