Location
On the border between Tuscany and Umbria, this villa sits in a rural, hillside setting 18 km northwest of Cortona. The town of Cortona is an encounter with art, history, and culture. You'll rediscover Tuscany's past here, which has changed very little in the last 400 years or so. Sitting in the center of the triangle formed by Arezzo, Siena, and Perugia, as well as being near Lake Trasimeno and the Appenines, Cortona is both ideally located for day trips and a sparkling gem of the region. In Cortona there is no end to picturesque streets and amazing historic buildings. Tour frescoed churches from the 13th century; explore the original city walls; see and art exhibit in the 16th century fortress. You can also visit the local museums and libraries, tiptoe around ancient monasteries and tombs dating back to the second century B.C. Exterior Description
(1,500 m2) This villa is a beautifully restored ancient palace in the heart of the Cortona mountains between Tuscany and Umbria. Immersed in greenery and surrounded by natural beauty, the building offers absolute peace. The entire estate spans almost 100 hectares in a mainly wooded area; the villa is surrounded by 1,500 m2 of gardens and lawns on various levels. This includes spaces for outdoor dining as well as a private swimming pool (6m x 12m, 1.2-1.8m deep) with Roman steps. There are also plenty of sun lounges and a barbecue.

Interior Description
(500 m2) This villa consists of Fiorenzuola stone, refined with typical materials of Cortona and greater Tuscany: terracotta flooring, wooden beams and fixtures, and a stone staircase. Every floor is separated by 20 stairs and subdivided by 2 ramps. All bathrooms have hairdryers.
Ground Floor: The entrance leads into a large lounge room with a fireplace, satellite TV, DVD player, CD player, and sofas. From here a door leads into the dining room, which has an exit onto the garden. A communicating door leads into a large, professionally equipped kitchen with an electric oven, 6-burner cook-top, microwave, dishwasher, toaster, American coffee maker, Italian coffee maker, fireplace, kettle, and a dining table for up to 12. A fireplace with a grill completes this very functional kitchen, which also has outside access. Still on the ground floor, there is a guest bathroom (sink, toilet, and washing machine), and a large foyer with a staircase that leads to the other floors of the villa.
First Floor: Upstairs there is a smaller living area with a sofa, functioning fireplace, and a kitchenette. There are three bedrooms on this floor, each with a 180 cm king-size bed. There are also three bathrooms: Two have a sink, toilet, and shower, while the third bathroom has a sink, toilet, and bathtub with handheld showerhead.
Second Floor: On the topmost floor guests are welcomed into a day area, with corner divans, a functioning fireplace, and a kitchenette. There are three bedrooms, each with 180 cm king-sized beds. One of these rooms has two extra single beds, while another has just one additional single bed, all suitable for children. This floor also has three bathrooms, each with a sink, toilet, and shower.
