Payment is usually accepted in the quoted currency unless the currency and the amount is specifically agreed in advance with the owner / advertiser.
- A 50% deposit is required at the time of booking and the balance at least 8 weeks before departure. If the booking is made in the year preceding your holiday the payment schedule is 10% on booking, 40% on January 1st and 50% at least 8 weeks before your departure.
A Security Deposit of €1000 will be added to your final holiday payment & refunded within one week of your departure. Costs of damages incurred (excluding normal wear and tear), will be deducted from this deposit.
Rent includes: bed linen, bath towels and pool towels, changed weekly. Free wireless Internet. Cot & high chair. House Manager.
Cleaning will be carried out prior to your arrival & after your stay. Additional maid service on request at €15 per hour.
Guests are asked to arrive after 17.00pm & leave before 10.00 am - Enjoy all the Tuscan culinary delights created by our charming Lucchese cook. A typical Tuscan meal costs from €25 to €40 per person.
Babysitting can be arranged at €15 per hour.
Pool heating, house heating, and air conditioning charges are extra and based on metered usage. Typical prices are €200 per week for the pool, and €150 per week for air conditioning. Rooms are individually controlled since some people prefer not to use it.
The pool is open from the 1st. May to 30th.September and outside of this period subject to agreement and weather conditions - Shopping in hot summer after a long journey is usually the last thing you want to do. Fill in our shopping list provided & we will do it for you.
It's often difficult to find country homes, especially if you arrive in the dark. By prior arrangement we can organise someone to meet you at the airport & guide you to the house.

- All the bedrooms have independently controlled air conditioning. The rooms on the upper floor have high ceilings with chestnut beams. The master bedroom, with its hand-made iron king-size bed, has private access to an outside terrace & an en-suite bathroom with bath & shower cubicle. There's another large double bedroom on this floor with a king-size bed, which can be converted to two singles, & a single bedroom which both share a large bathroom with bath and separate shower . Downstairs, there is one single bedroom & two double bedrooms - one with a queen-sized bed & its own en-suite bathroom with shower, & one with a standard double bed & separate access to an outside covered terrace. This latter bedroom & the single bedroom share the fourth bathroom, which has a bath with a shower.

The dining room seats 8, the living room has comfortable sofas for 8, satellite TV with 50' plasma screen, DVD, books, games & a fireplace with wood-burning stove.The house has free wireless internet. There's a billiards room with snooker table, & a covered terrace with table tennis. A utility room houses the washing machine & tumble dryer. The walled 10 x 5m pool is heated on request & features a wisteria-covered pergola & barbecue. Quality teak garden furniture & sunbeds are plentiful. There's covered parking for 2 cars.
