All bank, exchange rate, and wire transfer fees are the sole responsibility of the RENTER.
To confirm the rental reservation a Security Deposit equal to 10-percent of the total rental price should be paid by the renter 30 days before the beginning of the rental period.
The Security Deposit serves to cover any damage done to the property during this rental period. The Security Deposit will be returned to the RENTER ten working days after the end of the rental period, providing that:
' There are no damages to premises beyond normal wear and tear
' All debris and trash has been removed from premises
' No unpaid charges or rents are due.
Occupancy Taxes and Fees:
There are no Sales or Occupancy taxes associated with the rental of the Coco Caribe Villa. - Rental Cancellation and Refund of Deposit -
Up to sixty (60) days before the Date of Arrival indicated in this Rental Agreement, the RENTER can cancel this Rental Agreement and the OWNER should reimburse the entirety of the money received from RENTER, without penalty or service charges. - Good Faith Efforts to Representation -
RENTER understands that the OWNER has made a good faith effort to accurately represent the property, and it shall not be liable for any inaccuracies in such representations, or changes in the conditions of the accommodations or the surrounding environment or the condition thereof, or for any temporary defects or shortages/stoppages in supply of utilities, which are out of their control. The house is equipped with an automatic back-up generator system, and no shortage of electricity should be expected.

All bedrooms have overhead fan and large sliding doors and windows with spectacular sunset and/or sunrise water views. Master bedroom has in-suite bathroom with jacuzzi. Mater bedroom has a wide-screen High-Definition TV and a spacious walk-in closet. Each bathroom has its own discrete color scheme, with tropical style furniture of the highest quality and taste. Temperature of all bedrooms are controlled by a separate air conditioning unit, while the Great Room, Kitchen and the rest of the house has a second air conditioning unit. An automatic gas generator ensures continuity of electric power.

Scope of Rental: The RENTER understands that this rental agreement is for the use and enjoyment of all accommodations of Coco Caribe Villa during the dates indicated in this agreement, including the use of all utilities, furnishings, linens, indoor and outdoor equipment, and any other features outlined in the www.CaribeTreasure.com web page. The rental of the property also includes the following: • 24/7 Monitored Security System and alarm with Integrated Security Solutions • One mid-week house keeping Service to clean Bathrooms, Kitchen Area and Great Room • WiFi system throughout the house for High-speed wireless Internet connectivity • Cable TV with prepaid Cable-Bahamas Super Basic subscription • Pool and grounds maintenance Additional house keeping and catering services could be contracted directly between the RENTER and the Property Manager.
First day of Rental: Upon arrival, the Property Manager will meet with the RENTER to: • Open the house • Do a walk-around and inspect the premises • Ensure that all appliances and equipment are in good condition and proper working order • Take note of any existing damage or deficiency • Give RENTER the necessary instructions • Provide tips and guidance for a pleasant and memorable Bahamian vacation • Give RENTER a set of house keys and remote opener for the gate.
Last Day of Rental: On the last day of the rental, the Property Manager will meet with the RENTER to: • Get the house keys and remote gate opener back • Do a walk-around and inspect the premises to ensure that property has not suffer new damage of defacing during the rental.
Other Activities: SCUBA, Deep sea fishing, Casino, Wilderness exploration, Blue Holes.
