- OK, here is the story. The Condo association doesn't allow for short term rentals. This is a good news/bad news scenario. Since they have to approve all leases, they will not look at a lease for less than six months. The good news is that means you don't have to pay the Florida 'hotel' tax of 10% in addition to the rent. In short, we can negotiate how long you intend to stay and a total amount for the stay. If I can't get someone who wants to stay the entire six month period, then I will entertain shorter periods, but since I can only rent the place one time each six months, I have to rent it for a minimum of 3 months.
So let's say you want the condo for 3 months in February, March, and April. We negotiate a rate for those 3 months to which we are both agreeable. You sign a lease for 6 months, and the place stays vacant for the remainder of the lease, and you are released from all responsibilities once you vacate the condo. You will be legally unbound at that point.
