1) 90 days in advance: 50% required to confirm reservation. (If within 90 days then 100% is due.) Balance due at least 60 days prior to check-in.
2) Reservation will be officially confirmed when a properly signed copy of the rental/liability release contract is received within 1 week of receipt and required deposit has been paid.
Payments accepted by Paypal (3% transaction fee (4% international) to be added to recoup what Paypal charges us to receive your money). Alternately this fee can be waived if paid by bank/cashier's check.
Check in time is 4p.m.. Check out time is 11a.m. - Cancellation policy:
90 days before arrival = 75% refund
Between 46 to 90 days before arrival = 50% refund
Between 32 to 45 days before arrival = 25% refund
31 days before arrival = no refund
Reservations for holiday periods and/or negotiated discounted rates are NON-REFUNDABLE.
If unit is re-booked for the same or longer amount of time your refund will be 90% of fees paid

- 1) front guest room is the largest (240 sq. ft)., has queen memory foam bed, separate entry to front yard & sliding glass doors to atrium, as well as separate sitting area with love seat. Has blackout shades for lower windows & doors (not upper windows). Also has it's own 32' LCD TV w/ Apple TV for Netflix & DVD player. 2) Bedroom #2 is 13' x 11' ft and has elevated platform bed with memory foam mattress. 3) Master bedroom has full private en-suite bath with enormous walk-in custom tiled shower with dual waterfall shower heads and dual shower wands. Laundry facilities are located at the back of the master closet. 4) Bedroom #4 - shown with toddler bed but now has twin trundle bed that can open to King if desired
