If tenant so cancels, then Landlord (or its Rental Agent) will attempt to find another tenant for the unexpired term of the lease. If a new tenant is procured, Landlord will credit against the balance due from tenant any rentals received from the new tenant for the unexpired term of the lease plus a $250 service fee. If Landlord receives more than the amount due under this lease, Landlord shall refund to Tenant such excess up the amount prepaid by the Tenant.
