Cancellations and Changes:
Sometimes cancellations are unavoidable and we understand that, which is why we will do our best to re-rent your reserved accommodation for the same rate and time period. If a reservation should need to be cancelled, and the home can be re-rented for the same rental period, the total rental amount, less a 25% cancellation fee will be refunded. If the home is not re-rented for that same period, the entire rental fee will be forfeited. Notice of cancellation or reservation change must be made in writing, for your protection at the earliest known date. No refunds will be made for early departures or guest's dissatisfaction with the vacation home for any reason (other than health and safety). No refund will be made for failures or conditions beyond our control. Please note that if a reservation is changed, the change will be treated as a cancellation and the same terms will apply. This includes changes made -
Deposit - 50% deposit due within 7 days of making the reservation.
We also have 6 - 2 Bedroom Cottages and 2 Yurts on the same property, each have a kitchenette, full bath and sitting area and covered front porches. 2 cottages have loft beds.
The cottages are available from March 1st - November 30th, unless other arrangements are made. The Lakehouse is available all year.
**Cottages all have a 3 night minimum in Peak Season**
Cottage 1: Weekly - $1000 --- Nightly - $275
Cottage 2: Weekly - $1000 --- Nightly - $275
Cottage 3 & 4: Weekly - $800 up to 4 guests, Nightly: $250
Cottage 5: Weekly - $1000 up to 5 guests - $275 Nightly
Cottage 6: $1000 up to 6 guests, $275 Nightly
Yurts #1 & #2 - $1000 per week, $275 Nightly
Lakehouse is $2500 per week, $650 Nightly
Bunkhouse: $550 per week, $150 per night, 3 night minimum.

Ithaca House Details
Amenities:: The Lake House has 3 bedrooms, 2 full Baths, 2 living rooms and 2 full kitchens. Each living room has plenty of seating, satellite TV and 2 full sized futon couches, which can also be used as beds. The downstairs living room has a wonderful fireplace. The House has everything you need for a great vacation! Including pots, pans, silverware, barbecue, full linens, towels and outdoor fire pits. The house has a washer and dryer
The quaint Village of Trumansburg, NY is 2 miles from us and has many restaurants with live music, laundry mats, drug stores and 2 grocery stores. Cayuga Lake (the most beautiful of the Finger Lakes) is 42 miles long. The widest point is 3 and a 1/2 miles. The deepest spot is 435 feet, so you better wear your life jacket! Taughannock Falls is located 3 miles south of us. The falls is part of Taughannock State Park located between the Village of Trumansburg and Ithaca, NY. The falls has an incredible drop of 215 feet and is one of the highest east of the Rocky Mountains. Taughannock State Park also features hiking, nature trails, swimming, great fishing, playground areas, a marina and boat launching site. Our annual summer concert series is also wonderful.
The fall foliage then turns into winter hiking, ice-skating, sledding, cross-country skiing and a lot more. Other interesting area attractions include: Buttermilk Falls, Robert Treman State Park, Cornell University, Ithaca College, Watkins Glen, the Finger Lakes, Corning Glass Museum and over 50 local wineries.
Ski: There are 3 different ski areas withing 1 hour from Kingtown Beach
Golf: There is a great golf course in Trumansburg, NY 3.5 miles from Kingtown Beach
Other Activities: Relaxing, fires on the beach
