- The king and twin beds are outfitted with 1000 count Egyptian cotton sheets. The King mattress is brand new not too firm, not too soft. The second bedroom has two twins or an eastern king. The mattresses are brand new memory foam. The bedrooms have walk in closets. They are on the cozy side with little wasted room. The third bedroom doubles as a fully equipped office with a futon/couch that folds out into a bed futon style. The fourth sleeping area is the living room couch which has a nice comfy space that sleeps one,
