Payment is usually accepted in the quoted currency unless the currency and the amount is specifically agreed in advance with the owner / advertiser.

- Rates include full-time staff of cook, housemaid and houseman and the preparation of two meals per day (Breakfast and either lunch or dinner) except for Sunday. Rates do not include cost of food or beverages.
The number of guests allowed will be confirmed at the time the reservation is made. Further, the maximum number of guests is ten, unless we make a concession at the time the reservation is made. 50% of rental cost is to be paid within three days of reservation to hold requested dates. We will send you instructions concerning mailing, wiring or deposit of money to our account. All reservations must be paid-in-full 60 days prior to check-in. We reserve the right to treat any confirmed booking as canceled if the payment schedule is not met. Security deposit of 20% of total rental, minimum USD $1,500.00, required to be included with the final payment. To be refunded no later than two weeks after check-out. - All cancellations are subject to a US $500 cancellation fee if the deposit has been received and the rental receipt sent. The deposit less the $500 cancellation fee is refundable if the cancellation is made 120 days prior to the arrival date. Cancellations made less than 120 days prior to the arrival date are refunded only if the villa is subsequently rented for the canceled dates. Cancellations made less than 60 days from the arrival date (90 days for Thanksgiving, Christmas and New Years) will forfeit full rent unless the Villa can be rebooked at equal or greater amount less the USD$500.00 cancellation fee. All cancellations must be received in writing.
Rates do not include gratuities for staff. Tipping of the employees is strictly voluntary although customary in Mexico. As a guideline, it is customary for each guest to pay a 'propina' (gratuity) of $3 to $5 USD to each staff member per day, on the last day of your stay (the administrator/property manager is not tipped).

- The master suite surrounds one in Colonial period art with a private sun-bathing terrace, Jacuzzi bath with stunning views of Banderas Bay, and a private retreat room off of the bedroom with flat-screen satellite US television programming. All rooms in the master suite have independent music controls from the Bose Lifestyle home theatre system in the Retreat room. Three bedrooms are located off of the Media Room, two with king-size beds and one with two Queen-size beds. One King-size bedroom has a private bath, and the two remaining bedrooms share a common bath. The floor below contains another King-size suite with private bath ensuite and is located near the exercise gym and the infinity pool and sunbathing terrace. All bedrooms air conditioned and have ceiling fans. All beds are fitted luxurious deep feather mattress toppers and dressed with custom made, high quality 300 thread count Egyptian cotton linens.
