I cannot rent to anyone who has not passed the background check and, thus, I cannot sign any lease or collect any money until the prospective Tenant(s) have passed the background check. The cost is $25.00 per occupant and whether on not you stay at my place again or some other unit in the Park, once you have cleared the background check, you will never have to undergo another background check for the Park Association.
The first month's rent and security deposit must be received (and checks cleared) prior to your stay. Therefore, you need to have undergone the background check prior to sending the first month's rent and the deposit.
