- RESERVATIONS 12 WEEKS OR MORE IN ADVANCE:
25% of rate as NON-REFUNDABLE CONFIRMATION DEPOSIT due 3 business days after tentative hold to convert to confirmed reservation. 75% balance, tax, cleaning fee, and REFUNDABLE $400 SECURITY DEPOSIT due 10 weeks prior to arrival. Refund of all advance money EXCEPT the 25% CONFIRMATION DEPOSIT given for cancellation up to 8 weeks prior to arrival. For cancellation after the 8 week deadline, an additional 5% of base rate is kept for each day after the deadline, up to 65% of base rate. Security deposit is fully refunded for any and all cancellations. Completed rentals receive back $400 SECURITY deposit within 10 days, subject to damages or excessive cleaning.
RESERVATIONS 10 WEEKS OR LESS IN ADVANCE: All money due within 3 business days of a verbal hold.
CHECK IN AND CHECK OUT TIMES:
WEEKLY--Saturday is the changeover day barring other arrangement--5pm check in, 11 am check out.
WEEKENDS--Friday--5pm check in, Sunday--3pm check out. - Prior to beginning of stay, names of all overnight guests and description of all expected motor vehicles and watercraft must be supplied in writing by email or letter. In the week prior to beginning of stay, guests will be provided with directions, and any other information pertinent to their stay (access to keys, etc.)

$175 additional for fourth of july week (june 29-july 6). $100 additional each for up to 2 additional persons beyond the 6 person limit. (maximum 8 persons in the home)
