Cancellations: **Full Refund** is given minus $200 admin. Fee when cancellation notice is given thirty days before arrival date.
**Cancellation notice must be emailed or sent in writing**
In the event that cancellation notice arrives with less than 30 days notice, a full refund minus the $200 admin fee will be given ONLY if we are able to re-book those dates.
Cleaning Fee : $250 for up to 6 guests .$300 for up to 9 guests.$350 for up to 12 guests. This fee INCLUDES environmentally friendly cleaning products and toiletry supplies provided at the start of each vacation rental.
Pet Fee: **$200 Required Cleaning And Re Sanitize Carpets, Sofas And Soft Furnishings.** - Monthly rate is $4995 for main home and $1850 monthly if the additional self contained art studio facility is required.
High season rates - + 25%.
A 15 % rate reduction is applied for couples requiring the rental of just the main floor which comprises of the master living room and master bedroom .for events such as romantic getaways and honeymoons.
A 15% rate reduction is applied for stays longer than one month.

Bedroom 2- King sized bed with gold wrought iron frame, plush beige carpetting, built in closet, a twin bed which can be used as a bed or sofa, huge wall to ceiling windows overlooking sedona red rocks and cathedral rock.Door leading to shared en suite bathroom.Leads directly onto the hot spa deck. Bedroom 3 -Queen size bed and two twin beds. Known as the nature room ,featuring local artists hand painted mural walls.A children's paradise, but loved by adults, too.
