Wake up every morning to stunning views of the San Juan National Forest while sipping your coffee from our balcony or sitting in condo. Or sip on your favorite drink at the end of the day by the fire. Our second home located at Cascade Village, 1 mile north of the ski resort Durango Mountain Resort formerly known as Purgatory, sleeps up to 10 people. Three (3) bedrooms, loft with sleeper, plus three (3) full bathrooms, sleeper sofas downstairs, fully equipped kitchen, tennis courts, pool, jacuzzi, tennis courts, fire wood provided, full size washer & dryer, ski rental shop on site. Complimentary ski shuttle to Durango Mountain Resort. Activities - snow skiing/boarding, snowmobiling, mountain biking, alpine slide (summer only), jeeping, hiking, Durango Narrow Gauge Railroad, river rafting, Mesa Verde, horseback riding, Trimble Hot Springs (year-around).

Reservation Deposit - Minimum 50% of the total rental amount required to hold reservation. One Night stays require full payment to reserve.
Damage Deposit - Upon your arrival, $400.00 of the deposit converts to a damage deposit. If the following provisions are met, your deposit will be mailed/credited to you within ten (10) days of your departure.
• No damage is done to the condo or its contents.
• No linens or household items are missing.
• No early check-in or late check-out.
• Condo has not been smoked in.
Payment in full must be received 30 days before arrival. -
CANCELLATIONS
If you cancel more than 60 days before check-in, your deposit will be returned.
If you cancel less than 60 days before check-in, you will forfeit your deposit.
If you cancel less than 30 days before check-in, you will forfeit full payment.
You have up to 30 days prior to your stay to change your reservation but will be subject to a $100 change fee. Deposits are non-refundable for cancellations inside 30 days prior to your stay, unless we can re-book those dates to a future stay. If you do re-book for a future stay, and cancel that reservation, then you will forfeit the total due/paid. No refunds will be issued.
The first day of the rental, there will be no refunds for any reason.
No credit will be given for shortened stays due to late arrival or early departure for any reason.
No cancellations due to weather, unforeseen conditions or dispute.
