The 3rd bedroom (small) has 1 full-size bed with curtain between these 2 bedrooms. You need to walk by the twin beds to go into the back bedroom. The living room has a futon, which opens to full size mattress & a Day bed which also opens to full size (2 twin mattresses). Sleeps 6 in beds; 10 utilizing futon & daybed.
