Payment is usually accepted in the quoted currency unless the currency and the amount is specifically agreed in advance with the owner / advertiser.
- Unless arranged otherwise, SpruceLedge Cabin is only available Saturday-to-Saturday. Minimum age 25.
- An acceptable, customarily Saturday-to-Saturday rental agreement (7 nights) is required at least ten (10) business days in advance of occupancy to allow time for our booking procedures. If less than 10 business days are involved, a special processing fee of $95 may apply. Following receipt and acceptance of your inquiry, a rental agreement form will be emailed to you for your completion and to use in remitting your deposit or payment . Tax and cleaning fees are additional. A conditionally-refundable 15% booking-security deposit (minimum $250) via certified check or credit card is required, which must be received and deposited in your rental account prior to confirmation of your reservation in accordance with your rental agreement. Though peak season rates and occupancy are weekly, Saturday-to-Saturday--- a peak season monthly occupancy of 4 weeks at a lower rate may be available--- but book early to be sure! Prices and availability are subject to change until confirmed in writing.
- Lower rates apply in the pre-season, after the Labor Day holiday week in September, and in the post-season. Inquiries for non-peak occupancies shorter than a week, at applicable per diem rates, will be reviewed on a case-by-case basis. The minimum pre / post season per diem rate is $350 per night (a minimum of 3 nights)--- a bargain when compared with rates for similar modern, well equipped, deep-waterfront vacation properties in such an accessible part of coastal Maine. Under per diem or multi-week rental circumstances, the rental agreement may require the scheduling of additional associated extraordinary or weekly cleaning services at the renter's expense. We accept MasterCard and Visa credit cards (a 5% bank processing fee will apply). The 2013 rental season begins May 11 and closes October 19 (see rate chart). Try us in the mild pre-season featuring long daylight hours, nesting ospreys and other nearby wildlife--- or during Maine's crisp, gorgeous 'leaf-peeper' season in the fall!

- Bedroom: Two built-in twin beds (linens provided), with roomy storage drawers under, supplement a common hallway closet. Additional open loft sleeping space above bedroom has ladder-access to a king-size floor mattress. Sleeping bags are recommended for the loft. All walk-through portals have doors which close for privacy and sleeping quiet. Insulated (soundproofed) throughout. Well ventilated, so air conditioning is seldom necessary (this is coastal Maine after all). Great room w/View: Features a premium, very comfortable master queen sleep sofa in this living / dining room with galley kitchen, offering incredible sunset river views and a compact, forced-air Jotul propane stove with thermostat for your maximum comfort on cool, fall-like evenings.

On-site Services: A cleaning service is provided prior to check-in and following departure, usually at no additional cost to the renter (cost is included in separate fee on rental agreement). For multi-week renters, additional between-week cleaning(s)--- one per week, usually on Saturdays--- are also provided, on the same basis, with scheduling arranged by the renter with the housekeeper (minimum of 48 hours notice to housekeeper).
Weekly housekeeper pickup service is provided for refuse and beverage recyclables as part of the departure (or weekly) cleaning service, provided such refuse or recyclables are timely deposited by the renter in the parking area barrel(s).
Though we own and love a well-behaved pet ourselves, some of our renters have animal allergies and do not. Therefore, we regret that we must enforce a no-pet policy--- for ourselves too. Sorry, no exceptions. :-(
