Rental Prices above are all inclusive and are for per floor. Request a quote for the complete 3 story, 5 suite Villa.
** BOOKING DEPOSIT: A $300 Security Deposit plus half the total rental amount, is required within 7 days of initial booking reservation by email or verbally. Reservation will be held for 7 days and confirmed after receipt of deposit.
A Rental Agreement will be forwarded for signature upon receipt of this deposit and must be returned to complete booking. The balance is due 60 days prior to arrival.
** Refund Policy: Total refund with 90 day notice or more (less 10% fee). 50% refund within 60 days of arrival. No refund within 30 days. No credit is given for travel or flight delays. Travel insurance is recommended. -
Rental rate shown includes ALL utilities and fees and linens.
For SMALL GROUPS of 2 to 6 people, there is an OPTION available to rent a single floor level ONLY, for a reduced rental rate of $875 per week.
Each level is totally independent of the other levels AND HAS A KEY CODED SEPARATE ENTRANCE. Each level has a full kitchen, living room and dining room.

- GROUND floor bathroom is large ,and there is a huge shower that is wheel chair compatible, with hand rails and is suitable for the elderly and infirm. All bathrooms have open hot water showers that are spacious, private and fully tiled . Towels ,soaps and linens are provided. There is one private bathroom in every bedroom. An outdoor shower for returning beach swimmers is close to the swimming pool. An additional guest bathroom is on the ground floor.

- All bedrooms have a tiled bathroom and hot water shower. All rooms and bedrooms have ceiling fans, TV. A TV and clothing closets in each bedroom. All linens are included. Cool white linen sheets and comforters on all beds, with extra sheets for changes. A clothes washer and drier. Self catering or house keeping available. On site housekeeper cleans weekly or as required. Also, all bedrooms are equipped for hammocks and hammocks are supplied. Most locals sleep in hammocks, they are very comfortable (and a breeze to make.) Ideal for siestas on the terraces. The GROUND floor was designed to be suitable for the handicapped, elderly and is wheel chair accessible. It is tiled throughout with wide doors, hand rails in the shower and bathroom. The shower can be accessed with a wheelchair. Plenty of towels are provided. Most bedrooms have sliding glass doors and access to terraces. Screening allows evening breezes and the sound of the ocean to lull you to sleep.

Golf and other information.: 20 minute drive to the 18 hole Ceiba golf and tennis club in a private community, located between Merida and Progreso. Boat excursions to fresh water jungle springs nearby. People are friendly. For those wanting a tranquil vacation with miles of sandy beaches without crowds or traffic, this is for you. The Gulf Ocean is warm and shallow, no high waves , great for children..You can swim all winter, the water temperature is comfortable. Ambient air temperatures in winter are 62F to 75F. Summer clothing will suffice in Yucatan. Excursions: Visit Mayan ruins, spend a day on a pony drawn rail track cart and swim in 3 CENOTES. Guides and drivers can be arranged . We want you to have a great vacation, Just ask and we can probably oblige. If you are arriving late or will need food on arrival, we can pre-stock the fridge with enough food to cover your initial requirements at cost plus tip to the agent. Airport pickup or guide for additional fee. Just ask.
Guest Comments: This Villa, built new in 2006, and listed for the first time in the rental market in 2006, is suitable for Families, Groups or Couples. The Villa was designed for entertaining of family groups, yet there is privacy and independent living on each level for parties of 2 to 6 . All levels are accessed off a common staircase and each level has a coded lock box for privacy if needed. OPTIONS: The complete house OR EACH FLOOR LEVEL is available for rent at reduced rates. Let Stan & Anie know your needs and they will do whatever they can to meet them and make you feel welcome. This house is easily a cut above any local housing. Everything is included for a home-away from home vacation. Clean and well maintained. Shows pride of ownership. Stan and Anie are a delightful and active couple. Love to watch them dance.
RENTAL POLICIES: Refund Policy Security/Damage Deposit will be refunded 15 days after departure, subject to damage and excessive cleaning. $50 cleaning fee PER FLOOR. Excessive cleaning is any hours beyond 4 hours. BOOKING DEPOSIT: We will hold your verbal or Email reservation for 7 days pending arrival of your Booking Deposit as follows. Half of the total rental PLUS a $300 Security Deposit is required to confirm your reservation. Deposits are 100% refundable if canceled (less 10%), 90 days or more before arrival. 50% refund 60 days before arrival. NO refund within 30 days of arrival, OR for weather or travel delays. Travel insurance is recommended.
Golf: 20 minutes to the private 18 hole golf and tennis club.
