The 4th Bedroom has a pull out couch, living area and hot tub room attached. There is a loft area with two twin mattresses, and the lower level family room has a Twin size pull out couch. This is a large unit, 2700 square feet on three levels, with a full bath on each level. It sleeps 8 comfortably.
