A 'weekend' is any two day period that includes a Friday or Saturday night. Weekend rate also applies to the holidays of Chrismas, New Years, Thanksgiving, and Easter. 50% deposit required at time of reservation, balance due 60 days prior to arrival. Other arrangements can be made for long term rental.
Pet fee: $20. night, max $60 wk
Tax: Ulster County room tax is 2% The law requires that we describe the tax in any ad with exactly the language they specify, so here it is: 'Tax on occupancy of hotel or motel rooms.' - Cancellation Policy
Any refunds subject to a $75. service fee deduction. If cancelled timely, as described below, a refund is made. If cancelled after the dates below, we make every effort to re-rent for the period, and if re-rented, refund rent received for the period. If re-rented for a portion of the cancelled period, we refund a prorata portion of total rent.
Sept 15th to May 15th: Advance notice of 45 days is needed for automatic refund as described above. Bookings for May 16 to Sept 14, 60 days notice needed
