Location on the Beach: It seems worth mentioning that the point on the bay at which this unit is located is particularly attractive. While much of the bay's shore can be rocky with little or no wave action, you will be located on a stretch of beach in the East End known for its beautiful blonde sand and, at times, spectacular surf that pounds the shore. The tide changes are dramatic and keep the view interesting. If you're like me, and only like to swim in warm water, take note of those days when the tide goes out early in the morning and the sun bakes the sand all day. When the tide returns in the afternoon the water (soaking up the heat from the sand) will be particularly warm. In July, August, and early September, the water temperature at such a time can often reach 80 DEG or more. The views are most impressive when the tide is high. A little secret: If you're looking for a time to hold your dinner or cocktail party, consult the tide chart and time your guests arrival with the peaking tide. ;-)

Regarding Air Conditioning: I'll be honest... I detest hot weather. It's the most uncomfortable feeling for me and those who know me well will confirm that I've sometimes run the A/C in January (in Boston). The renovation plans originally called for central air, but it was the carpenters (who were working there in June and July) who informed us that it hardly seemed necessary. After spending some summer time there, I agreed. It turns out that there is a near constant south wind that comes off the water and saturates the place with a cool breeze. Crack a few windows and the place is instantly aired. It even gets chilly at night. If you stay there, you'll notice a woolen blanket in the master bedroom. During a stay last August (2007) I added that over the sheet, blanket, and comforter in order to stay warm. I have been plenty of places - even on the water - that were deadly uncomfortable in the heat. The height, breeze, and position of this unit truly make it a special place to naturally escape it.
