Andes House Summary

Right now, you and your friends or family could be relaxing at our little slice of heaven called Sunset View Farm. The views are spectacular, the air as fresh as can be, the lawn big enough to host any game you'd want to play, the water tastes like the mountains, the frogs peep all night and the stars are incredibly bright. The house is totally renovated with a gourmet kitchen, spacious living/dining room, TV room, and breakfast nook, and reading room with wood stove. You have over 80 acres to hike, croquet and badminton provided, campfire to toast marshmallows, and hammock to nap in. So gather a group and unwind. We are dog friendly and child friendly. We host weddings from June to early October. Three generations of families love to use our house as their private reunion spot. The photos don't do the house and grounds justice and every season holds its own Catskills fun.

Sunset View Farm is located in the western Catskill Mountains of Delaware County on the Bovina / Andes border. It is the hidden gem of the Catskills - sitting in the headwaters for the East and West Branch of the Delaware River amongst rolling farmland vistas. At about 2000 feet elevation the evenings are cool and breezes constant. Star watching is amazing. The mountain valleys are wider apart and gentle offering some of the best driving and sight seeing of the mountains and farms. We are 2.5 hours from the GW Bridge with no traffic. Our zip code is 13740 if you'd like to online map. The farm is a little over an hour south of Cooperstown and an little under an hour west of Woodstock and north of Roscoe. We get many rentals of groups or families driving from different points in the northeast as it is a great central meeting point for travelers from NYC, Boston, Philadelphia, Rochester, Albany and Canada - and a great starting point for day trips around the regions attractions.

Andes House Rates

Payment is usually accepted in the quoted currency unless the currency and the amount is specifically agreed in advance with the owner / advertiser.

  • $900 for 4BR regular two night weekend $1100 for 5 bedrooms and $1300 for six bedrooms
  • Weekends start at $900. The starting price is for four bedrooms for two weekend nights. For an additional fee we can open the fifth and sixth bedrooms to accommodate up to 14 people. Everything is included in your rental - you just bring your food. With tax and fee, that's a max of only $67 per person per night. Stay an extra night and it's only $51 per person per night.
  • Winter discounts available after January 3rd 2008 and excluding Presidents Weekend and school break week and following weekend, and Easter. Ask for 10% discount and say you saw the discount on the Home Away network.

  • All beds come with linens, blankets, comforters, two pillow for each head (some are feather) and a bath towel, hand towel and washcloth for each head. All the bedrooms are spacious and have window fans although you rarely need to use them. There is a second TV with VCR in the fifth bedroom so if you have a large group you can put the kids upstairs to watch TV. The bedrooms are all private and you can see each of them on our website linked at the bottom of this page. No uncomfortable sleeper sofas or shared sleep spaces at our farm. And the house works for groups this large - 14 coffee cups, 14 wine glasses, 14 real chairs at the dining table. You get the picture. There are no bedrooms on the main floor for guests who may have problems with stairs - sorry!

Notes: The house has lawn sports for outside on sunny days, puzzles and games for rainy days, snowshoes for winter treks, sleds, all the right cooking equipment to make an elaborate dinner, pantry with extras of everything, herb garden, dog bowls, tiki torches, and a shallow swim pond for kids and dogs. We love helping our guests find great things to do in the area, buy organic meat or homemade goats milk fudge from a local farmer, and have a great back to nature getaway in the Catskills. We do not have a computer at the house for your use but do provide high speed DSL connection so bring the laptop if you need to check in to work.

Ski Plattekill is a great family mountain with excellent instructions for kids. It's a challenging mountain with no crowds from dozens of buses like you find at other mountains. Saturday night tubing is a blast for all ages.
