The price does not include heating oil. We have a metered system (which is charged at the local standard rate).
The price does not include a refundable security deposit of 100 euro (to cover extra cleaning costs, breakages/damage, or excessive electricity use).

Arrival/Departure times: Arrival time is after 3:00 PM. Departure time is on or before 11:00 AM unless prior arrangements have been made. Please inform us if your intended arrival time will be later than 5pm
- Changing Dates and Cancellations:
Once your booking has been confirmed by us, we may accept amendments received from you within 48 hours of initial booking, pending availability. We reserve the right to refuse accommodation if payment is not made in full. If any portion of the booked period is cancelled after arrival, we are not able to refund any monies.
Where a cancellation is made 3 months or more prior to the commencement date of the booking we will refund your deposit. Where a cancellation is made less than 3 months, but more than 1 month, prior to the commencement date of booking, we will try to arrange an alternative booking. If we are unsuccessful (to arrange booking for the same period and same rental price), your deposit is non-refundable. If you cancel your booking within 30 days prior to the commencement of your stay, you will be charged 50% of your agreed booking price.
- Cleanliness: We ask that you keep the house clean and tidy and leave the property and it's contents in the same condition as you found them.
Number of people staying: The quote provided is for the amount of people and rooms required at the time of booking. You must notify us before arrival if there are any changes to size of the group. If you do not notify us of changes to group, we may reserve the right to charge for additional persons.
Issues During Your Stay: From time to time items may break or get damaged through normal wear and tear. We will try to repair or replace these items as soon as possible during your stay, however we cannot guarantee the issue will be rectified during your stay as this may be reliant on outside factors, eg trades people. We accept no responsibility for loss, theft, injury or damage to any member of your party or their property, howsoever caused, arising in any manner out of the letting of this house or attached property.
