A generous electricity & water utilities allowance is built into the rental charges (on average $35 per week) - excessive electricity usage is charged at $0.125 per KWH. These rates assume a party of up to 4 adults- only - additional guests do incur higher utility costs & more wear & tear costs! Per our insurance requirements we are not allowed guests greater than six. Please ask if we doing any late deal specials for your period ! You will be getting an exceptional luxury home
We require a £250 /$400 security deposit to confirm the booking which is returnable to you at the end of your stay per our T&C. Our terms & conditions are available via our website, which we would be happy to supply details of. We would also require a fully completed booking form - We offer complementary - Secure high speed WIFI, LOCAL CALLS, SOLAR HEATED POOL, GAS BBQ USE, ALL BEDDING, CABLE TV, USE OF BEACH TOYS & BEACH ITEMS TO USE AT BEACH, USE OF BIKES.
We do not price match other rental properties - we are offering you an exceptional luxury villa at a great price and we have an beautiful villa with a high level of amenities and which has been complemented many many times - just see our guest comments!

Sorry - no dogs / animals - as we have to consider future guests with allergies - We would be happy to supply you with further information on our villa, Cape Coral or the SW Florida area. We have our own website which we would be happy to direct you to at gulfcoastfloridavilla dot net. On confirmation of booking, we would be happy to send you local attraction leaflets and information on SW Florida and pointing you in the direction of car hire companies, beaches, shops, local restaurants, Malls and any special interests you may have.
We offer free local telephone calls, free wifi access, solar heated pool, and have our local agent available to answer any questions and deal with ad-hoc queries. We can also offer you a cleaning service during your stay and a starter welcome pack.
We have a local agent who will be happy to deal with any day to day matters and we have a dedicated team of support suppliers to ensure that if any issues arise, they are dealt with prompty and to a high quality standard.

- Both bathrooms are modern, recently refurbished and with powerful showers. They contain lots of fresh, designer towels, hand soaps and amenities, including hair dryers and hair straighteners! The master bathroom is fully tiled with walk in shower with glass shower doors and twin sinks with cabinet storage and a towel closet. The 2nd bathroom is tiled, has a bath and glass shower doors over tub, built in cupboards and a door from the bathroom leading out to the lanai and pool area. Both bathrooms have large mirrors, on the walls, white tiled floors and cupboards for storage.We even have a set of bathroom scales but mostly used for weighing suitcases at the end of guests stay :) !!!!! Modern décor and fresh surroundings.

- Our master bedroom has a USA king size bed (huge) with cable LCD HD TV / DVD / telephone & your own en suite bathroom with twin faucets & ample toiletries for your use (liquid soap, tissues, hair dryer, etc). The master suite has large walk in wardrobes, two bedside tables with lamps and double chest of drawers. As well as AC, there is a large ceiling fan. Luxurious spare bedding is also supplied The 2nd bedroom has a queen size bed with walk in wardrobes and cable TV. Luxurious spare bedding is supplied The 3rd bedroom has twin beds and an available cot with walk in wardrobes. Luxurious spare bedding supplied - plus twin teddy bears & some toys! 2nd and 3rd bedrooms also have ceiling fans and have their own bathroom located between the queen and twin bedrooms. Hair dryers are supplied in each bedroom and the twin bedroom has children's soft toys and other amenities for children. We have 3 x sets of bedding for each room and the bedrooms are fully carpeted.

We have furnished the villa to the highest of standards. Our light & spacious villa has vaulted ceilings, & is fully carpeted/tiled throughout. Our lounge area is modern, well furnished with 42in LCD cable TV/VCR/DVD. Our large fully equipped kitchen (with a separate laundry room) has every appliance you will need - microwave, coffee maker, dishwasher, US style fridge/freezer & electric kettle! There is also a breakfast bar area & dining area overlooking the private pool & lanai. Our master bedroom has king size bed, fitted wardrobes, dresser, TV/DVD & phone, with en-suite master bathroom with walk in shower & his/her washbasins. We also have a queen bedroom & a twin bedroom with bathroom - bath/ shower. We have supplied everything you will need (bedding, linens, hair dryers -even towels & chairs & umbrella) so that you can enjoy your vacation time in our villa & in Cape Coral. Please use our bikes or just relax on our sectional ratan sofa out on our shaded lanai with a chilled drink.
