Kas is a small town nestling at the foot of a 1000m hill of the Taurus range, looking out to the Greek island of Meis. It guards the entrance to a small peninsula. Sheltered & south facing, Kas basks in the sun. Although an established tourist resort it retains much of its character & easy going charm. Ignored by the major operators, accommodation is predominantly in small hotels & pensions. After sunset in summer the town sparkles with a thousand lights & the streets, with overhanging flower decked balconies, are thronged with people strolling between the numerous convivial outdoor restaurants, bars and shops. A relaxed, lively atmosphere, as yet, sheltered from the frenzy of the large resorts. Kas has a laid-back ambience & the seductive blend of a Turkish working town; rural family values; the many mysteries of ancient Lycia; a bustling harbour; some of the cleanest, clearest water to be found & honest local people who offer a very friendly welcome in an unspoilt, evocative setting

  • We prefer a lower occupancy and offer a discount, in the summer season, for parties of 1 to 4 persons. The discounted rates for the same bands as given in the Table above are: May £800, Jun £1,000, Jul/Aug £1,250, Sep £1,050, Oct £850, Nov £700.

    SPECIAL OFFER:

    The gardens and pools are maintained daily and cleaning is done once a week, with a full bed linen change. Towels are changed twice weekly.
    We find that most people prefer privacy, however if you would like to have daily maid service this can be arranged for an additional £70 per week. For additional luxury we can also arrange professional cooking services for those special meals.
    The gardener will bring you fresh bread each morning as a personal service.
  • Our prices do not include flights or transfers to and from the airport. We are situated 188 km (about three hours) north east of Antalya and about 160 km (two and a bit hours) south of Dalaman Airport. Our personal lycian-villas website includes links to make booking your flight easy from most European destinations. Transfers can (and usually are) arranged by us. You pay when you get here. Current return prices are: For 4 or less persons in private air-conditioned car for Dalaman £150, for Antalya £170. For larger parties, up to 10 persons, a private air-conditioned minibus can be arranged which costs £170 return for Dalaman transfers & £180 for Antalya transfers.
  • At the time of booking, we ask for an initial payment of £50 per person. Once this is received by us this constitutes acceptance of our Booking Conditions and a commitment to proceed with the booking. This is the only payment required until 10 weeks before departure. Whatever happens to the value of the GBP the price of your holiday will not be subject to any change.   • Bathrooms are stylishly appointed with modern fittings and they fully tiled, each with an individual theme. White sanitary ware is to European standards. Sundown Villa has a septic tank sewerage system; so no pollution and you can flush away toilet paper. All toilets have a built-in bidet. All water is pumped, hence powerful showers. High capacity (20 tonnes) water storage system so you will never run out of supply. Water is heated by two large electric boilers, not solar power. Large white fluffy bath towels and hand towels are changed twice per week. An initial supply of toilet rolls are provided. Please bring your own beach towels although some are provided in case yours get too wet.

  • Four luxury en-suite bedrooms, two doubles on the 1st floor, one twin on the ground floor and one self contained twin (ideal for teenagers) on the lower level next to the swimming pool. Efficient air conditioning is provided in all bedrooms. King size beds, best in hot weather, are 2000 x 1600. Sheets are high quality white, cool, cotton. Bed linen is changed once per week. There are insect protection screens on all windows and additional canopies in the double bedrooms. A child's cot can be provided and there is room to accommodate this in all the bedrooms or it can be placed on the gallery.

Landscaped gardens surround the villa. To the side and the back is green land with abundant natural shrubs where no building is allowed. A three minute walk down through green land to our private swimming platform by the sea. One can also use the facilities and beaches at nearby hotels. Kettle, toaster, iron and hairdryer are included in the electrical inventory. Insect screens are fitted on all windows & doors. There is covered parking, essential in hot weather, with level access to the house. About 75sq m of terraces in addition to the living space. The vaulted, galleried lounge adds a further 36sq m of open space to the first floor. No smoking inside the villa.


Kalkan - Kas area Villa Details

The Curkurbag Yarimada (Peninsula): Lies to the west of Kas. It is about a 7 minute (3 km) drive into town. There is an hourly dolmus (public transport minibus). The Peninsula is almost an island, approached by a very narrow isthmus. It has the same characteristics as a small island, offering 360 degree views from numerous vantage points to Meis island and to the mountains on the mainland. It boasts many small rocky bays, most of which still cannot be reached from the land. A few small hotels offer a pleasant stop for refreshments on a walk around the perimeter road. The Peninsula has exclusive and mostly stylish houses which are separated by green areas. The land, being rocky and sloping steeply, is difficult for building but lends itself to interesting architectural designs and landscaping. There are restrictions on the height, spacing and usage of the properties. The Peninsula is home to some of the finest houses in Turkey and is one of the most desirable locations anywhere on the Turkish coastline.

History of Kas: A small ruined city in the mountains, 15km north of Kas, Phellus was founded around 6C BC, making it one of Lycia's most ancient cities. During the Hellenistic period the city experienced its greatest growth and its port, Antiphellus, was a major trade centre sitting on the road between Phaselis and the cities of western Lycian. With its rocky hinterland ill-suited for agriculture, the town relied on exporting timber from the highlands & extracting fish and sponges from the sea for its livelihood. Later the town, peopled until 1923 largely by Greeks, became known as Andifli. Its name changed to Kas when the Ottomans arrived. Although not a lot is left of its rich past there are some conspicuous reminders as you wander around the town. Just out of town, dating from the 6C BC and at the side of the road leading to the Peninsula there is a well preserved amphitheatre. A narrow path behind the theatre leads to rock tombs lost among the olive trees, the best preserved is the Doric tomb.

History of Kas (continued): Evident in various locations around the town are a few remains of the defence walls that once surrounded the city, ancient cisterns and other Lycian rock tombs. The Monument Tomb at the top of Üzun Carsi is the most impressive; a tall edifice with a Gothic lid and bosses carved in the shape of four lion’s heads sitting on a solid base inscribed with an indecipherable Lycian inscription. Nearby, steps lead up to a group of Lycian tombs cut into the cliff high above the town, which are illuminated during the summer months. Other tombs will be found built into houses, restaurants and scattered around the olive groves where the busy Friday market takes place. The area has many historical sites. To name the ones within fairly easy reach: Phellos, Patara, Xanthos, Kayaköy, Gemile, Kadyanda, Pinara, Letoon, Tlos, Myra, Demre, Kevova/Simena, Arycanda, Olympos, Cirali/Chimaera. Further for Phaselis, Aspendos, Perge and Thermassos.
